Thanks for the advice! That matches my sentiments...
I'm going to go for option 2... but the guy wasn't budging from 25,000 when I first checked it out. I'll try again to haggle, but do you think I'm paying too much of I settle for 25k in the end?

A few people I've talked to seemed to think below 25k would be very cheap for a car in that condition.
The inside is extremely clean!

Get Sylvesters oprion with regards to the pricing

Scoop up the second one - the white one - and do it fast: cash deposit with signed receipt and shake hands subject to inspection at Nissan. I've learnt that when you find the right car, don't hesitate.

Just for discussion's sake, for a rusty rear axle, look for a boat tow hook (possibly removed) because the rear axle gets rusty when you reverse a boat trailer into the sea. Not saying this is the case, but that's the alarm bell that goes off when you see a rusty rear end. Second, the "ding" above the windscreen, check for possible roll-over repairs. If there's a roll-over in the sand (gentle one) they usually replace the windshield and straighten the A-pillars best they can. Look for rust, look for weird or new windshield seal, look for headliner sag near windshield, look for water leaking through in the car wash, measure left/right height off the ground above the front doors. Again, just for discussion sake, not saying that car has these.

Thanks again for the replies guys- I'm so grateful for all the advice. Can't wait to join you on the sand!

Went to get no. 2 checked out at a garage today (Wasif's recommendation- thanks!) where he found it to be in good condition, but there were a few faults that I could get fixed over the next half year or so if I choose to:

Namely, he found-

- Steering rack leak, which he said would cost between 1000-2750AED in parts depending on whether I went 2nd hand or new
- Lower arm bushes (I think it says, from the writing- apologies for my lack of knowledge/terminology!), 500AED in parts
- and A/C belt, which would cost 50AED in parts.

In labour this would cost me 900AED.

He also said to reckon that with any car >100,000km I could reckon on there always being something to fix, and I could expect to pay up to somewhere around 6-7000AED in annual maintenance costs.

After hearing these figures I managed to haggle the price down to 23,500AED - which I'm really happy with.

By the way, he also has a load of bills/receipts for the maintenance he's carried out in the past on the car, which is reassuring. Though past the warranty date it was all done at garages other than the Nissan service centre because it's apparently about twice as expensive to take it there.

As the insurance company's office was closed by the time we were done at the garage, we didn't finalise it today but we've arranged to meet up tomorrow to finish the deal.

So I feel like I'm getting a good car for a good deal- would you guys agree, or does the new info reveal any potential problem areas?
